Location, location, location. There’s a reason why this phrase is used so much when buying property – whether you’re buying a house to live in or somewhere to escape to at weekends, it really is all about location.
Naturally, your list of requirements will be somewhat different when buying a second home or holiday lodge compared to your permanent residence. Rather than looking at local schools and whether there’s a shop nearby for when you really need a pint of milk, you’ll be looking for the perfect setting to create lasting memories.
It’s a lifestyle decision with emotion at its core.

Perhaps you feel at your most relaxed when you’re by the sea; the sound of the waves soothing away any stresses, and the feel of the sand between your toes grounding you.
Equally, maybe the countryside is your sanctuary. You love being amongst nature, watching the seasons change and soaking in glorious views across fields and valleys. Maybe you love the community feel of a village, where neighbours are friends and help is never far away.
Whatever brings you the most joy, you will want to find the place that you’ll be able to truly call your second home.
We believe owning a holiday home on a holiday park is the perfect solution for those looking to get away to their favourite place throughout the year. In this blog, we're going to guide you through some of the key considerations when looking at buying a holiday lodge, and why we believe when it comes to location, you can't beat North Norfolk.
What are the pros and cons of owning a holiday lodge?
If you're looking for a place to escape from the stresses and strains of everyday life, holiday home ownership could be just what you're looking for. Of course, it's a major lifestyle choice and one that comes with a significant financial investment so it's important that you're armed with all the facts to make an informed decision.
Pros:
A peaceful retreat – whenever you want! Ownership of a holiday home or luxury lodge means you have access to your very own second home whenever you like, no booking or reserving necessary.
Share quality time with friends and family members – enjoy bringing guests to create memories that you cherish.
Become part of a community – holiday lodge parks bring you a wonderful sense of community not found with traditional holiday homes. Get to know your neighbours and you may discover lifelong friends.
A more cost-effective and easier way to own a second home – fully-furnished with home comforts for year-round enjoyment, you can enjoy all the benefits of owning a second property but without the same level of cost.

Cons:
We don't believe there are any cons to owning a holiday lodge or park home, but there are a few things to note:
Most holiday parks have seasonal closures, so there will be a short period where you won't have access to your lodge. Our generous 46 week season allows you plenty of access throughout the majority of the year.
Maintenance costs still apply, just as they do to standard properties, and you will need to pay annual site fees to the park.
You may not be able to offset costs by renting out your lodge as not all holiday parks allow it. Here at Woodland Park, we don't allow subletting to make sure our owners have the best possible experience every time they visit.

What are the lifestyle benefits of buying a holiday lodge?
There’s a special kind of freedom that comes with owning a lodge. The joy of slipping away for a spontaneous break – into a space that feels familiar, comforting, and truly your own – is something lodge owners deeply treasure.
Lodge life gently invites you to step outside, embrace outdoor activities and reconnect with nature. Whether it's a peaceful woodland walk or simply sitting outside with a cup of tea, these moments bring a quiet sense of wellbeing and calm.
Many holiday parks, including Woodland Park, offer thoughtful touches that make every visit feel a little more like a treat – like on-site restaurants for relaxed evenings and swimming pools for a refreshing dip, all just steps from your door.
And for those with furry family members, it’s comforting to know they’re always welcome too. No more last-minute kennel bookings – just happy tails and shared adventures.
So, why buy a holiday lodge in North Norfolk? You may well ask. Let's delve into some of the main reasons why so many choose to spend their leisure time in this unique county.
Why North Norfolk?
When you discover North Norfolk and its many gems, you'll never want to leave. Laid-back, friendly locals welcome you wherever you go, inviting you to sample high-quality and delicious cuisine, discover the area's rich history and varied landscapes.
Charming towns
Historic, bustling towns – there’s no shortage of them here in North Norfolk. With pubs-a-plenty and a host of independent shops, markets and cafes, towns here are always waiting to be discovered.
For quaint seaside towns, try Wells-next-the-Sea which not only boasts Georgian buildings and a range of shops, but also has one of the most beautiful beaches in Norfolk.
Indulge in some retail therapy in Holt as you explore its pretty-as-a-picture alleys and courtyards, and watch the world go by at one of its many eateries. And, with Holt Country Park a short drive from the town centre, you can combine shopping with a calming wander through the 100-acre woodland.

Glorious coastline
Stretching for 45 miles from Holkham in the west to Horsey in the southeast, the North Norfolk coast is famed for its unspoilt beaches – six of which have Blue Flag status.
Enjoy days with the family, paddling on the shoreline, building sandcastles and making the most of the abundant ice cream shops and resort entertainment.
Or, perhaps you’d rather lace up your hiking boots and enjoy walking a stretch of the scenic 84 mile Norfolk Coast Path. Covering much of the Norfolk Coast Area of Outstanding Natural Beauty (AONB), this walking trail is a fantastic way to experience some of the highlights of our coastline.
Not only will you get to explore the variety of landscapes along the route, from saltmarshes and pine woods to sand dunes and nature reserves, you’ll also discover an area steeped in history.
Known as the Deep History Coast, the stretch of coastline closest to us here at Woodland Park boasts incredible links to the past. The UK’s biggest mammoth skeleton was found here, along with footsteps from some of the earliest humans.

Slow you down – literally!
It might be a road sign seen now and then, but 'slow you down' is also a reminder to move through life more mindfully. In fact, many people are drawn to Norfolk’s slower pace. You don’t have to be here long to feel the calmer, unhurried, more natural rhythm of day-to-day life. That’s not to say that it’s a place without meaning or purpose – the complete opposite in fact!
Here, everyone and everything is appreciated. Norfolk’s rural charm is celebrated and embraced by natives and visitors alike.
Year-round appeal
Whenever you visit North Norfolk, you’ll always find plenty to do (or not!). It really is the place for all seasons. Welcoming and timeless, you’ll find that we are open for business, no matter the weather, or time of year.
Of course, the coast and country parks are perfect picnic spots for sunny days, while nature lovers will be drawn to the incredible year-round wildlife that grace our landscape, including the spectacle of bird migrations and seal watching at Blakeney Point.
Indulge in seasonal cuisine each time you visit and tantalise your tastebuds with fare such as incredible seafood, salty samphire, local cheeses and beer from our many local breweries.

No other Norfolk holiday park compares to Woodland Park

A short walk from the Norfolk Coast Path, and glorious beaches minutes away, we are a seaside-lover's dream, but equally, we have plenty for those who prefer to spend their breaks more locally.
And, with on-site facilities such as Marlings Bar and Restaurant and Trimingham Leisure Club, we have all you need to make sure every stay centres around you and what makes you feel happy and relaxed.
Don't just take our word for it...
Mrs L has owned a holiday home with us for 17 months and had already looked at several other parks around the UK before visiting Woodland Park.
"We just fell in love with the area. The setting combined with the facilities on-site were just what we wanted, so we knew it was right for us straight away. The park's greenery means it feels more secluded, with each property having a bit more privacy which is fantastic.
"Having somewhere to escape to where we can bring the dogs was our number one priority. There's so much to do in the local area and plenty of wonderful dog walks! We really enjoy being able to return to a familiar place, and knowing that each stay will be restful and easy.
"We would have no hesitation in recommending Woodland Park to other prospective owners!"
